Thousands of homes planned for major Harborough development where ‘people are already finding it difficult to get doctors appointments’

A huge development of 1,750 homes is planned for land north of Market Harborough.

Hallam Land and William Davis Homes are consulting on a major scheme that will see the homes built on parcels of land east of Harborough Road and south of Gallow Field Road, next to Airfield Business Park, if plans are approved.

Together, the two sites cover approximately 141 hectares, equivalent to more than 197 football pitches.

Speaking to the local democracy reporting service about the plans, Diana Cook, chairman of Lubenham Parish Council, said: “Harborough doesn’t have the infrastructure to support another large development.

“The road system is already struggling. People are already finding it difficult to get doctors’ appointments, and I can’t see any reference to a new doctor’s surgery or any improvements to the services and facilities offered at St. Luke’s.

“The proposal to provide space for a secondary school doesn’t actually provide the school, and if they provide a primary school, it needs to be included at the start of the development, not when half of the houses are occupied.”

Posting the consultation online, Logan ward councillor David Page (Cons) said he had “serious concerns” about the plans, asking: “Where is the infrastructure to support this growth?”

He added: “Our roads are already congested, yet there are no firm commitments to major improvements to the A6 and surrounding network. What about GP appointments, dentists, schools, public transport, electricity supplies and sewage capacity?

“I recognise the need for new homes, particularly for local families. But we cannot continue approving large developments without ensuring the necessary infrastructure is funded and delivered.”

Alongside the homes, the developers say a local centre which could include shops, community space and flexible workspace is also planned, alongside a new three-form entry primary school – that admits three separate classes into each year group – with early years provision. Land for a secondary school is also detailed in the plans.

The consultation documents also include land for sports and recreation, allotments, parks and play areas, a dog park, and cemetery provision, which the developers say will be refined in response to evidence and consultation.

Hallam Land and William Davis Homes said they are planning to submit outline planning applications – seeking approval in principle, with more detailed plans to follow -in winter 2026/27. The developers say the timing may change as the proposals and supporting assessments are completed.

A public consultation event is taking place on Wednesday, November 4. The event is between 4pm to 7pm with residents able to meet the project team, find out more about the proposals and share any feedback they may have.

The event is being held at Wellington Place Primary School in Airfield Road, Market Harborough.

The consultation is open until Friday, November 13 and can be found by searching “Market Harborough North Consultation.”
