When selecting your agent do you look at how many for sale boards they have? Do you look at how long they have been established?

Most importantly do you ever consider the percentage of the asking price they actually achieve on the properties they sell?

At Harrison Murray our average sale price is 98.1 per cent of the asking price. These figures are based on properties we have sold, subject to contract since opening 14 months ago.

What makes even better news is that we go the extra mile to make sure we don’t just sell our houses for 98.1 per cent of the asking price but that we also achieve is this in a timely manner with some properties sold subject to contract with the first 48 ours.

The question to be asked is not if an agent has lots of for sale boards but really how many sold properties do they have?

The property market in the Harborough area in my opinion has a healthy pool of motivated buyers, which is fabulous news for our sellers.

In a rising market properties do well in selling themselves however the task at hand for your estate agent is to not only make sure that they sell for the best price but that you are also selling to buyers, who are in the right position to suit your circumstances.

There is an ethos of agreeing sales simply for the benefit of the estate agent to meet their monthly targets, with no concern for whether the price and timing are in the best interest of you the client.

This is where agents differ dramatically. You can choose an agent that has the most ‘For Sale’ boards and use that as a measure of how successful they are.

Does that mean that you will get the best possible service or time dedicated to you?

Or will it mean that they have too many properties to cope with and their service levels drop?

I would suggest that any home-owners looking to sell should absolutely review the percentage of the asking price achieved by each estate agent before making the decision to use them, use this as a measure of how successful they are as this will ultimately affect your pocket.

A proven track record is the sure sign of a successful agent.
