The final piece in a 1,500-home puzzle is now on the table after a developer submitted major plans for the Airfield Farm site in Harborough.
Davidsons Homes wants to build 450 homes on Manor Farm in the centre of the site north-west of Harborough.
The application to Harborough District Council for outline planning permission includes proposals for a local centre including a shop, pub, day nursery or medical centre plus sports pitches, allotments and a community hall.
The development would sit on a plot sandwiched between land to the south on which Linden Homes wants to build about 130 homes and a site to the north where William Davis/Hallam Land is proposing to build up to 1,000 homes.
The William Davis/Hallam Land proposal has been on the table since 2011, while Linden Homes submitted its application earlier this year.
But the council postponed making a decision on those until the finalisation of its masterplan covering the entire site, with revised or new applications now expected.
The district council last week agreed a maximum of 1,500 homes across the strategic development area covered by the masterplan, which stretches from the top of Lubenham Hill to the B6047 Leicester Road just south of the Gartree turning.
There will be a primary school and a link road through the whole site.
The developers will make contributions to the new hospital extension planned at St Luke’s, secondary education in the town, traffic calming measures and town centre and cemetery improvements.
The Davidsons application says it expects to build 120 homes in the first three years, a further 160 homes plus the sports pitches in years three to six, and the final 170 homes plus the local centre and allotments in years seven to 10.
A spokesman for Harborough Council said: “This application means there is now a planning application for all parts of the strategic development area.
“The masterplan will help that site develop in the best way possible, and although it is not yet formal planning policy, it will be a material consideration to help in the determination of planning applications at this site.”
