Market Thoughts: If they are marketed right, homes will sell

‘IS now a good time to sell?’. This is a question I am constantly asked on valuation appointments, writes Kameron Hutchinson, residential manager for Cooper Estates.
The answer I give is quite simple – ‘Yes.’
As we approach winter and the clocks are turned back people seem to hibernate concentrating on that all- important festive season that estate agents all fear. The reality is we have around nine business weeks remaining until the solicitors begin to close for Christmas and therefore have plenty of time to get a house onto the market, attract a buyer and negotiate the sale through to completion – subject to a pro-active estate agent!
Over the course of the last couple of months I have met a range of different people, each with differing types of property, bucking the trend of what people would normally associate with our agency.
At present there are approximately 300 properties for sale in Harborough, each attempting to lure that elusive buyer into making an offer.
So long as these properties are competitively priced and marketed in the right way they should sell.
Some of them won’t for various different reasons but as long as there is a tenacious estate agent on board who is hungry for the business there really shouldn’t be a problem.
Over the last ten days we have agreed ten sales.
This has been down to hard work and determination on our part as well as our sellers listening to our advice and marketing their properties now, in preparation for completion before Christmas.
This is a perfect window of opportunity when, in my experience, those who are serious are on the move whilst those who dip a toe into the market once a year are concentrating on other things.
My opinion – the market is what people make it.
We have been in a recession since 2007 and as we head towards the end of 2012 I believe people are getting tired of the doom and gloom that is constantly portrayed in the media.
Houses are selling and lots of them! In any town, estate agents are the life blood, they assist in helping people relocate to the area and move within Harborough and the surrounding area, encouraging spending in the local economy.
What we should be doing is injecting confidence into the market and working twice as hard to ensure that we convert our instructions to sales.
